Since 6th April 2007 any bond paid by a Tenant must be paid into a recognised Tenant Deposit Scheme (TDS) and a Landlord must abide by the terms of the TDS, the penalties for non-compliance are very severe.
As Landlord you must ensure you comply with fire and health and safety legislation.
If the property is one of multiple occupation it may need to be licensed with the Local Authority.

Exempt Accommodation
Are you a Social Landlord? (eg Landlords providing Mencap homes)
Recent case law in this area has seen the acceptance of accommodation being provided by certain social and charitable landlords as being "exempt" and not dependant on the usual housing benefits rules, being eroded.
Local authorities are now being far stricter in their interpretatiion of the relevant regulations and restricting housing benefit to normal rent levels.
If you as a Landlord are having difficulties in claiming an enhanced rent due to your providing additional support to tenants in view of their vulnerability, you may have a claim.

Tenants
Do you know your rights as a tenant?
Since 6th April 2007 any bond paid by a Tenant to a Landlord must be placed in a Tenant Deposit Scheme (TDS) and details given to the Tenant, this is to prevent problems with the return of the bond to the Tenant at the end of the tenancy and provide the tenant with some protection.
Your Landlord has a responsibility as to fire and health and safety precautions at the property.
As a Tenant you should always do your homework before signing up to a tenancy – check the area, check out the Landlord or the agent acting and, finally, check out the terms of the tenancy (or seek legal advice).
